~ staging a large home in Naples FL ~

In the National Association of Realtors’ (NAR) 2017 Profile of Home Staging, 39 percent of seller’s agents said staging a home “greatly” decreases the amount of time a home stays on the market, and 77 percent of buyer’s agents said a staged listing makes it easier for buyers “to visualize the property as their future home.”

When staging a home, 29 percent of sellers’ agents reported an increase of one percent to five percent of the dollar value offered by buyers, in comparison to similar homes. Twenty-one percent of respondents stated that staging a home increased the dollar value of the home between six and 10
percent.

All staging was down downstairs.  Upstairs is empty.  But the WOW factor created a lighter beachy and sophisticated feel.

Palm Fans were added to several rooms (guest room, master bedroom and family room) - which enhances the wall colors and the coastal decor. 
Also shampooed the rug.  Looks like new. 


 Could use a painted wall .... upstairs back room

 Then we need to work on the back flow water pipes on the front lawn and driveway.  One of the first things you see. 




Pipes were hidden before the Hurricane and the tree was standing.

This may be electrical from an old outdoor light.  I there an old post with light out that had been under the bushes for months.  We can cut this down and recap. 


These red tall grasses that I use in my front yard - cost about $12 each.  Five of them may fill the space and hide the pipes.   The grass has not totally grown in so it would be easy to pull up the sod squares and plant.  




VOILA - not a great photoshop rendition... but you get the idea.  Better than a fake rock.
