Redesigning with what you have.


CHOOSE A THEME and a COLOR PALETTE




Because of the porcelain travertine floors I'm seeing :
Coastal Seaside
Old World Minimal French

But your artwork is very bright and whimsical.... so it's leading to Coastal. 

One rule of thumb when decorating and remodeling ~ 
it's cheaper to add to than to take away. 


HALLWAY

I wouldn't open up the wall.  Dining rooms are meant to be cozy ~ and the only thing you'll see is the front door ~ you're not looking outside. I would jazz up the entry. 



Here beams were added ~ you can find Faux beams ~ and addition of white gauzy curtains.  I also like the lanterns. 



If your bright artwork is not matching your living room sofa ~ it could go here where it's seen from the dining room. 

BRIGHT COASTAL 


Notice the glass french doors on the left - you could add doors for more drama. 
Beams are still added - I would keep them light because of the flooring.  

DINING ROOM


What's nice about the bar counter on the other side of the wall ~ you can serve food from there.  

The bahama shutters (makes the room coastal)
Although the curtains are nice ~ they are a non descript color. 





BUTLER PANTRY

I'm still not sure about filling in and taking away walls.  I would rather see the money go to enhancing what's there. 



You can make the uppers glass doors, add a mirror backsplash, change the knobs and off course change the countertop and paint color. 

KITCHEN







You could change out the hood. 

Change out the ceiling fan  ~ or possibly have it rewired for 2 drop lights. 




Forget these stools ~ but note the back counters are black and only the island is carrera. 




HERE's FRENCH 





In the dining room you could even add a straw chandelier. 



Take away from this kitchen is:
antique white wash on cabinets
black counters in the back
sage green island ~ match your sofa ~ and light counter on island
cabinets don't go to the ceiling


Sage green gray ~ match your sofa




COASTAL FARMHOUSE
Here's another thought in a slightly different direction.  It's seaside colors from a beach - neutrals with a hint of sage, and aqua.  Coral would be a nice additive. 

When decorating it's good to come up with 3 color combos ~ and use there intensity differently in each room.  You can then mix and match them by moving them from room to room to change up a look. 



BEDROOMS



Yes ~ this is a lot of work.  But what would it cost to haul it away and give to a consignment where you will receive  50%. And then replace a queen size bed. 




Just use the Headboard.  Get rid of the rest. 
BUT PAINT IT!
You just need a metal frame underneath and a bedskirt.  

You can paint the side tables too ~ but I think they are small to scale.  I'd rather see miss match items on each side but at the same height once you decide on the feel of the home you're after.
