INDUSTRIAL FARMHOUSE



 First Floor

A little more industrial  ~ bedroom

Gray is the new neutral ~ taking over white and black.  It comes in many tones ~ so you have to watch for the right one.  Many are dull... a little green or blue in the tone will warm it up. 

Find your palette and your theme and carry it throughout the house.  It will make a smaller place feel cohesive and homey. 



BLACK STAIRWAY

On the fence with the red brick.  But until you move in and do all your finishes ~ it will tell you what to do.  The problem is ~ once you paint it ~ your stuck and it reveals the history of the row house.

Gold accents are the new trend. If you have gray as your color ~ silver fixtures can become too monochromatic ~ and why stay with an old trend when moving forward. 

Quartz ~ we need to look for shade of white. 



Calcutta quartz is popular with the masses. 



Painted tile ~ another new trend. Best to mix all your color palette in 1 tile and using it sparsely - at the entry and powder room. 

Light Fixtures ~ best way to create impact and tell your story.  




Stairway runner ~ Berber is a good choice.  It's inexpensive and durable ~ good for traffic area.  Less likely to slip on it.

The exposed brick in the bathroom can be painted ~ give it a 48" wainscot effect. You'll then need a wood or white cabinet to finish it. 
Use the lighter gray tile on the floor to contrast and soften the space. 


Continue with antique brass fixtures ~ that's what would have been used when the house was built. However, brass is costly. 

Here's a more traditional look ~ keeping the brick exposed and going white. But use oil rubbed bronze fixtures (black is hard to find in everything needed).  Use oil rubbed bronze on you inside doors too. 
That plating is more expensive than chrome ~ about 30% more. 

Maybe some black in the mirrors 


Whatever is in the hallway ~ is going down the stairs if you're using a runner. 



Carpet has a small pattern instead of shag. Small details like this create interest and sophistication in the room as opposed to the neutral shag.  Then throw an inexpensive gray rug over it to protect it. Layering..... 101. 


Pant the fireplace a light gray ~ antiqued.
